Review of Condo Purchase by New York Office Worker @Financial District
Our client works in the Financial District, where he wanted to buy a home nearby.

He had been paying rent for the past decade for an apartment in Manhattan, and wanted to finally invest. He wanted a newly built condo with a classic design near his office.

We recommended 130 William, a Financial District condo that was the first project in New York by the award-winning architect David Adjaye. This building features unique arched windows and custom-made luxury materials, including marble.

Although he is living in the unit, he knows that he’ll be able to rent it out for a profit should he decide to move. Rent for a one-bedroom condo in the building has increased by nearly $1,000 a month over the past two years. Our client’s unit is expected to generate $7,500 in monthly rental income (approximately 10 million KRW) if he sells.

Selected as one of Time Magazine's 100 most influential people in 2017, Adjaye is internationally recognized as one of the most creative designers in modern architecture. He received the 2021 RIBA Royal Gold Medal, considered the highest honor in the field and signifying significant contributions internationally in the U.K. architectural community.

The condo, completed in 2021, consists of 66 floors and 242 units, developed by Lightstone. The hand-cast concrete exterior is decorated with bronze details and arched windows, forming a pattern. The arched windows take in city views of the East River and Manhattan.

The condo is near the World Trade Center, Oculus, the New York Stock Exchange, and Brookfield Place. It is conveniently located with access to 11 subway lines and the PATH train.

Amenities include a rooftop observation deck, terrace, private cabanas with grill stations, lounge, private catering kitchen, entertainment room, infinity spa pool, hot-cold swimming pool, massage room, sauna, fitness center, yoga studio, basketball court, IMAX private theater, golf simulator, kids' room, and pet spa, among other luxuries.
